Environment, LEED Certification and Green Sustainability
Midgard Management has established themselves as leaders in the green sustainability movement within South Florida.  Currently, Midgard has successfully taken two projects to a LEED Certification and implemented their sustainability practices throughout their commercial real estate portfolio.  The results from doing so had led to greater tenant retention and tenant absorption as well as reduced operating costs thus resulting in these buildings reaching maximum levels of performance even in the current economy.We have already begun to implement our sustainability practices at One Flagler and are exploring the possibility of taking the building through to a LEED Certification.  Presently, we have begun benchmarking the building for an Energy Star Rating.

We have retained JANTREX Building Services as our Janitorial vendor and they are cleaning the building to strict LEED criteria.  Their cleaning methods will reduce airborne pollutants and conserve water while remaining focused on removing soils.  JANTREX has partnered in projects that have earned LEED EB Gold and Silver certification and LEED New Construction Gold projects.  We welcome them to One Flagler.

We have also retained TRANE, Inc. to rebuild our two chillers and install a state of the art, web based Energy Management System.  Once this is completed, One Flagler will be able to manage and control the HVAC system at the building for the first time in its history aside from being able to provide our tenants with a new level of service.  This will provide the property with a substantial energy savings.  We also are in the process of retrofitting lighting systems to energy efficient fixtures that will enhance the lighting at the building while providing added savings.

The crux of our sustainability efforts, however, will center around the successful implementation of a full recycling program.  We have partnered with Choice Waste, Inc. as our recycling partner.  Choice Waste has a modern trash sorting facility strategically located on the Miami/Broward border which allows for single stream recycling, a 90% recovery rate and minimal fuel costs.

Midgard is looking forward to the successful transition of One Flagler and positioning this historic building in its rightful position as a cornerstone building in Downtown, Miami.
